The Hyatt Ziva Cancun project was a $90M deep renovation and expansion of the former Dreams Cancun Resort. The property was originally developed in the early 1970’s by contemporary Mexican architect Ricardo Legorreta as the acclaimed Camino Real.

TLDI was retained by Playa Hotels & Resorts in December 2013 to spearhead a massive renovation and expansion. The development was entirely accomplished in less than two years and opened to the public as the new 547-room Hyatt Ziva Cancun in November 2015.

TLDI worked under a Construction Management Agent contract to oversee engineering, permitting, construction and equipment, as well as address job site challenges up to and including the handover process.

The scope of works included:

• Complete demolition of 9,000 m² of front of the house and back of the house plus all external areas
• Complete refurbishment of 42,000 m² (all finishes & MEP), including 379 existing rooms and the existing back of the house
• New construction of 35,000 m², including 160 new rooms and new front of the house and back of the house facilities
